On July 10, 2026, the Bundestag passed the Building Modernization Act (GModG), with the Bundesrat granting its approval on the same day. The GModG replaces the previous Building Energy Act (GEG) and, among other things, repeals the so-called Heating Act—the mandate requiring 65 percent renewable energy for heating system replacements—without replacement. Anyone who immediately thinks of the heating debate when they hear "GModG" may easily overlook one of the most practically significant changes: the substantial expansion of the building automation mandate.

Building automation is a worthwhile first step in any renovation project, purely from an economic standpoint: it is the most affordable option with the fastest return on investment. What is often overlooked, however, is that this is where the real value creation begins. Automation brings something else into the building that becomes critical for all subsequent renovation steps: data.

When renovating inefficient existing buildings, owners face a choice between insulation, new windows, heat pumps, or building automation—all while working with limited budgets and tight regulatory deadlines. A cost comparison shows that building automation delivers the shortest payback period and the highest energy savings per euro invested, making it the ideal first step in any renovation roadmap.
